If SHE does not agree to sharing the shed space, this entire conversation is mute. The shed becomes hers and if lucky you get to use some of it for yours.

I also support the insurance agent who wrote here earlier. You should check whether your insurance policy covers all your property so that if you need to receive payments, you will not have any problems. You should also compare all the policies offered in such cases by your insurance company and its competitors and choose the most profitable one. In addition, you should probably find a townhome association insurance in your area to make decisions about insurance in the future.
